Post subject: Avoid this agent - Yopark

Avoid Yopark by all means!

Yopark acted as an agent of my landlord and handled all matters related to my rented apartment. I have moved out of my place for almost 2 months and still have not received back my security deposit. All Yopark has done in the past 2 months was using different excuses to delay the refund. I found another post in this forum talking about the same problem with Yopark.

If you plan to rent a place in Shanghai, run quickly if you see the name Yopark! The worst agent I have ever dealt with. Staffs there are impolite, unprofessional and irresponsible.

Why don't you call Landlord directly and ask for your deposit?

We also had a deposit refusal refund for all the usual reasons in 2005 and we were leaving overseas.

In desperation my (Chinese) wife asked the landlord if she knew what I did for work. She said she didn't know. My wife told her that I am in the mafia and she hates to think what I will do when I get back and hear the news. In 20 minutes she had the deposit and the landlord wanted to know if I could help out with a business debt.

a friend of mine was also not happy with the way yopark was dealing with his inquires. it took them longer than 2 months. at the end he decided to change the apartment.

I am not "complaining" about Yopark. I just wanted to alert people moving to Shanghai/thinking of renting a new place in Shanghai about this horrible agent.

To get my refund back, I have decided to file a claim to the People's court. I am not at fault and I'm sure justice will pervail!

You realize that People's Court refers to the Chinese court system, and not a USA TV show starring Judge Wapner?

dudes, when u sign with yopark, the landlord doesn't get the deposit, yopark does.
Said this a couple of times in the forum......

They're not agents btw.

anyhow, again, unlikely signing with yopark will leave you with a good exp. after moving out.

i also have bad experience with yopark. it took me 4 months to get back my deposit. i went to their office and commenced shouting to the staff (in front of other expat customers). yopark's manager (a lady) heard my shouting and decided to move her a.. and apologized for the misunderstand ($#w@). she immediately instructed her staff to refund my deposit. if i would know that shouting was the only solution, i wouldnt wait 4 months.

whether you can get your deposit back from yopark or not it all depends on time, they actually keep or delay pay back deposit or delay pay landlord your rental, then use this part of money to run their business. like pay back deposit late, to cover the rental delay part...

They're famous for that. BTW, they're not agent. They rented the apartment from landlord and then rent to you at a higher price. Of coruse, they did some renovations and decorations+cleaning.

Yopark is absolutely crap. I had a lousy experience staying in one of their serviced apts. They promised to bank in my utilities allowance which I had negotiated every month before I signed the lease. They didn't. And took their damn sweet time repaying once I found out they hadn't. (and had to go to different offices because their "finance person is there". Had major noise problems working throughout Sat and Sun. They didn't do anything about it so I had to bear with the noise for 4 months. I thought I was just an isolated case but I guess I'm wrong. So sure sign up with them if you want but be warned! The only thing efficient about them is getting your rent money!

No matter what this **Park is, here in China have one absolutely weapon against unhonest business : 12315 - on-the-spot consumer complaint hotline. Fax your contract, proof of payments, etc and they will solved it .. fast and free.

Yopark is indeed very very shady.

I know people (landlords) who have rented out apartments through them and have had HORRIBLE experiences.

i.e. Yopark switched tenants without telling landlords that the original tenant had left. The landlords would have no way of knowing since Yopark has a huge list of possible tenants and could just replace one tenant with another without the landlord ever knowing. So for example, if a tenant decided to terminate the contract early and had to pay a termination fee (let's say, 2 months of rent), the fee would have gone straight into Yopark's pocket without the landlord ever knowing or getting a single cent.

That is just ONE example of how shady Yopark is.

Just from my personal experience with Yopark; NEVER EVER deal with this company. NEVER!

They delay, the never call you back, they tell you 15 different things, they lie - and the list can go on and on and on... So stay away, what ever you do!

Wow ! Good for us to have this forum to inform expats of bad management company like Yopark.

I have been dealing with a property agent who loves showing me units of Yopark and the bragging of a long list of services, like shuttle bus service, their 24-hours service, housekeeping, etc etc makes you think that it is really a good deal !!!

Thanks Shanghai Expats for giving us this means to know the happenings in the real world in Shanghai !
