| Post subject: Chateau Pinnacle Hua Shan |
Hi,
I know there was a thread on this property last year but we are moving to Shanghai in Jan 2010 and after lots of searching we liked Chateau Pinnacle very much. However, they are quoting 68,000RMB for a 350sqm, 3BRs + 1 study on 26th floor of the building. They say that higher the floor the more expensive it becomes. And they quote 60,000RMB for the identical one on the 12th floor. Although our budget is around 60,000RMB, the price seems too expensive for what it is.
We have been working with our relocation agent (Supercity) and he has not been able to bring the price down even by a cent.
SO I was wondering if there are someone who have moved in there recently and are willing to share the price info with me as I am thinking that our agent (Chinese) is either lazy or getting a fat kick-back.
Any info on the property is greatly appreciated!
Oh, we also saw Central Residence II and most of the villa compounds in Hongqiao area but we still prefer Pinnacle....

You only have one agent? You need more than one to compare work. Most people work with at least 5. There is a wide range in what they can do for you. |

I recently moved into the Belgravia next door and have several friends at the Pinnacle. That price seems very high. The apartments in the two buildings are very similar, and our rent is only 35,000. Granted, we live on a low floor, but still. I would definitely see another agent and work the price down.
I know my friends in that building like living there very much. The services are nice, and the clubhouse is great. My only issue with this area so far is that the street smells terrible!!! I think I read somewhere that there is a garbage dump nearby, and it certainly smells like it. I haven't noticed any bad smells in the buildings at all, however. |

I am moving to Belgravia soon, which is next to Pinnacle, and rentals start at about 40k on a high floor, except penthouse ofcourse.
Call Belgravia and talk to Wendy, she will help you out, there are still some apartments left there on the high floors.

I would just like to add that the apartments I am referring to are the 2bed, 1 study ones, they also have 3 bed 1 study ones, which are probably slightly more expensive than 40k. |

Hi, thanks for your replies! Belgravia has smaller set up for a 3 BRM apartment and we are looking for a bit bigger layout...
Also the agent who works for us is the choice of our company and we have little say in that matter but will also try to suggest shopping around.....
I would still appreciate some comments from someone who is living there currently. |

As I mentioned above i am moving to Belgravia soon, however I know this place very well, it is very highly rated, they have a great gym/swimming pool, the apartments are very well furnished and from what I have heard, the service is very good. Location is quite good, close to french concession and City super market (which has many imported products) is nearby.
Pinnacle and Shama are the same, just different layouts, am not quite sure what other info you really need. |

For that price you can get something better than the Chateau Pinnacle. The Chateau Pinnacle is right next to a couple of food markets with food spread out on the ground for sale, it could pretty dirty and might have hygiene issues during the summer. There're a couple of junk empty buildings around Chateau Pinnacle that the government might bulldoze next year or the year after, noises and dust might cause a problem for you. Maison des artistes is a complex of about 1000 apartments, I live on that same road further down, that area has become far too overpopulated and gubei lu will be connected to wu zhong lu soon and the traffic will be crazy. They are over rated.
Xin tian di is nice depending on where one works, I dont think any apartment in XTD will match the quality of Belgravia or pinnacle.
If you say that there's all that food and older buildings round, then why are those 3 buildings practically fully inhabited and all foreigners, there must be a reason. |

Yeah I know, but honestly, have had so much experience with all these agents, all they think about is their commission, they have no clue what people are actually looking for. Sometimes they propose things which are outta this world.
Those people have a 60k budget and the bloke proposes maison des artistes in gubei, ridiculous....... |

There's no doubt that the quality of Belgravia beats most of the compounds in Shanghai, I just don't like the huge garbage dump just 20 meters away from the entrance, and people selling food and goods on the ground right outside the entrance, but I do love the cats living on the construction site right next to Pinnacle.
Traffic might not be good at Gubei IN THE FUTURE, but Shanghai Metro Line 10 is going into operation next spring, which passes through Gubei. It's a 5-10min walk to Carrefour if you need to buy imported goods like food, books, cosmetics, etc. Two international school campus nearby if you have any kids.
Facilities wise, Maison Des Artistes has a jazz bar, a cigar bar, a hydrotherapy massage bar, steam rooms, sauna rooms, a dance room, a billiards room, a 25 meters swimming pool, a children's swimming pool, karaoke rooms, a theatre, a small theme park for children, etc.
Rent wise, a 437 sqm apartment at Maison Des Artistes cost around 42k rmb a month, and a 238 sqm apartment for around 30k rmb a month. I'd definitly choose Maison Des Artistes over the Pinnacle or the Belgravia anytime, but that's just me.
I heard Xiangshan Lishe at XTD is pretty nice too, but I'm not too familiar with the compound.

Well thanks Rocco and Kyle for your answers. I do have to agree with Rocco that many agents do think about their commission first and not what is beneficial for the clients. We are looking for quality over cheaper rent and we really do not wish to have 1000 neighbours in the same compound using those facilities, Kyle. XTD is nice to visit every once in a while but I do not wish to live around there either. We have a small son and Pinnacle's proximity to a park was also something that attracted us.
As I said, I have seen a lot and moved a lot in my life that I do tend to 'smell' what is the right choice when I see one. BUT, I will check Belgravia to see what they have. The only concern I have is that they seem to take weekly or even daily guests? I am not too thrilled with the idea....
Any comments from people who might be living in either Belgravia or Pinnacle?

You're welcome Hirono, am sure you'll make the right choice, I honestly advise you live in an international compound with people the likes of your status, and the french concession is great, it's beautiful to walk around and have a coffee or food, etc. I am moving out of gubei, that's the area that mr free advertising man above proposed, due to the overpopulation and lack of green and trees.
From what I know Belgravia don't do a daily or weekly guest thing, as for pinnacle and Shama (the other 2 buildings) I don't know, but i don't think so.
Once again look around carefully and good luck. |

Yes, that is when you are fortunate enough to be able to choose your own agent which most large companies don't allow their employees the luxury of.
Whoever is able to smooze up closest to the HR or Senior Management wins their relocation business. Simple as that!!
Many expats no longer have control of who handles their housing as these decisions are made in board rooms.
The OP is at least taking a great step and reaching out to find out more information about her chosen accomodation. At least her and her husband will be better informed, thanks to the help of some very informed posters.

One more note on the Chateau Pinnacle/Belgravia/Shama complex. It looks like they are making very strong attempts to sell units in these buildings. I'm not sure how that will impact the whole "serviced apartment" aspect in the future. It doesn't really apply to us, since we will only be here for one year, but I am a little suspicious of the whole sales thing... |

It has been like navigating through a maze trying to deal with those agency issue but Adrienne has been truly helpful! Thanks Adrienne and also thanks chris for your info... Let's hope that we can get the rent down to our budget level....
