| Post subject: Anyone living at One Park Avenue |
I have a question for long-time residents especially..
Who are we supposed to apply to for our demands in the compound?
For example, the gym.. It really needs a renovation as soon as possible, otherwise someone will hurt falling off the treadmill etc..
Is there someone authorized at these kinds of things..
Someone who can speak English is preferred of course.. |

I am impressed by your initiative dincer80 but I fear a mail to this lady may not get you very far because it probably falls out side her little sand pit. I'd call `colliers and speak with the `Manager of the Property Management `department at `Colliers and voice your concerns to him/her. Follow this up with an email so it is all documented. If there hasn't been any progress in some while I would start talking about paying a reduced management fee and see how that goes. `You could petition others to join you. I advised this once at another compound who lost TV5 and had hassled the management and got really lame excuses. Within a few days of talking money TV5 reappeared.

I agree - the gym in 1 park is a joke right now. Over the past year the machines haven't been serviced or fixed properly. Walking is okay on the treadmill (the old chap who wears his slacks to the gym isn't to worry) but when you run - it's pretty dangerous because the belt sticks.
My girlfriend gave up and joined a gym.

I think you're right Adrienne.. They haven't get back to me yet, and it seems that they will not either..
Calling the company and speaking to the Manager of the Property Management department would be the best way..
I'll try to do this on Monday.. |

Exactly.. There are 3 treadmills two of which are already out of order.. And running on the remaining one is a real threat to your health.. I'm afraid someone will get injured seriously soon.. |

Which gym is it by the way? Is it near One Park?
If things don't get fixed in the near future then my fiancée and I are also planning to find a gym outside.. |

Thank you very much for advices Adrienne..
As far as I know, the management fee is paid by our landlord. On Monday, I am going to talk to him about this issue. He probably knows who to contact better than me.. |

Yes, that is often the case so a good tactic is to say to the landlord, "well Mr Landlord/ Mrs. Landlady.....I am leasing your property and part of the deal is that a club card is provided however I can not use the club as it is dangerous and in such poor condition. So, until it is repaired I shall just deduct the portion of fee that would go towards the usage of the club." You can find out from property management there what the breakdown may be to get an idea of the costs.

A lady just called and said that they are about to replace all treadmills in the gym with new ones..
They are comparing prices at the moment, and the machines will be replaced soon.. |

Better than 8 Park Management. They are **** hopeless. The Property Mgmt GM, the laoban there is a tool.
They are completely happy for their tennants to get robbed, and the "security" is pathetic.
Moved to 1 Park, huge improvement.

I asked her twice during the call.. But she didn't give me an exact date.. She only said "soon" which I want to take as really "soon".
Anyway, at least we have their email, phone number etc.

That might mean he complained to the owners of this site....Just like that guy from that law firm with the same name as a type of red wine.
Good to see 1PA worked out. Getting a reply is always a good sign. Always helps to get landlords involved, as they would be particularly keen to see how their management fee is spent, especially in prime expat compounds like 1PA and 8PA. |

Committing to times and dates etc is a big ask in many cases as it is akin to "putting ones head on the chopping block...."
But, keep calling every second day so it doesn't slip to the bottom of the pile. Keep calm and polite as well or they may decide to pull a power trip on you and then you will be going backwards.

I live at 8 Park, moved in 3 months ago.
Fairly happy about our apartment, but everything else sucks.
Lots of renovation-construction- decoration works going on in our building (but hours are respected)
people parking their bike,motorbike everywhere, instead of using the parks provided (too lazy to walk down stairs probably)
elevators ALWAYS broken. Now, only one is working...takes ages in the morning to go down!
and thieves....we got a lady coming into our flat on a Saturday afternoon. Ok, the door was not locked, but she had keys and opened the door, when we rushed to check, she pretended she went to the wrong floor. 2 days later, found a note hanging in the lobby : " recently cheat crimes happened, when you go to bed or go out, lock your door and dont keep valuables in your room, put it in the bank" ...no comment!
WHAT ARE THESE LAZY GUARDS DOING?????????????
My CHinese is not good enough but I'm learning and everyday I try and tell them a few things, like: write down the name and number of the people coming into this buiding, if they don't live here, if not, you will be resonsible of any damage caused.
Anyway, I will start calling the number Mat left on this website and complaint again and again
I met a guy last week who told me that after 2 years of complaints at One Park, things improved... |

Moved out of 8 park. Friggin hopeless there. We got burgaled. Security are always asleep and only work 8am to 8pm. No one there other than those hours, except at front gate.
also, the lazy bastards only open the side gate a few hours a day
Seriously, CBRE Ellis, the mgt of 8 park, and the tool that runs it are idiots. You can't even say his name on here, because he complained when i kept calling him a tool. Anyway, it's M.a.r..k La....tha...m |
