Had a Chinese landlord who was nice as pie during the course of a 2 year lease. When notified about things - had them fixed quickly. I hired an ayi to clean weekly, had the BMO do all the windows every month (21st floor). However, I had to pay for the fapiaos required for work.
When I gave the required 1 month notice he offered to reduce the rental price 500RMB/month for me to stay, but I had already committed to a smaller/less expensive place.
He then turned into a flaming rectum.
Tried to blame me for a light fixture that didn't work (ballast burned out);
wood floor damaged as a faucet I never used (for washer inside) leaked, I moved the washer to the balcony on day one;
expected me to leave my 1800RMB Ikea mattress because he removed the original mattress/box spring (at my request) and the movers he hired destroyed them trying to get into the lift;
wanted me to leave the Sat TV system that I had installed;
wanted me to leave modem and wireless router that I brought with me; wanted me to leave the kitchen light fixture I installed (used the same holes) and not re-install the old one;
toilet needed a new flush valve/flap so water always ran - my fault;
the kitchen faucet was dripping, needs repair - my fault;
bathroom door hinge was broken, screws pulled out of wall - my fault;
the clothesline mechanism for one line on balcony was broken - my fault;
drywall was cracked at joints and needed repairs - my fault;
paint off wall from tape - need to repaint - my fault;
kitchen wall cabinet bottoms were plastic laminate and heat warped under my toaster oven, needed to replace - my fault;
towel bar in bathroom pulled out of wall - my fault;
plastic shelf and veggie drawer in refridgerator was cracked, need to replace - my fault;
wanted me to pay for the remaining Cable TV service, which I never used.
His list for repair costs would have exceeded my security deposit had I not been willing/able to argue at the top of my lungs with him about reasonable wear and tear, normal maintenance/quality of materials used and the quality of construction fit-out/decoation. |
