Post subject: ZHONG SHAN PARK LUXURY APARTMENT

Huge apartment in one of the most luxurious developments in the Zhong Shan Park area – Louis Triumphal Palace. It is BIG, over 1,800 square feet (178 sq meter), huge living room + dining room, 3 bedrooms, 2 full bathrooms, plus a maid’s quarter with its own bathroom. The living/dining area is currently about 400 sq. ft. and can be expanded to about 450 sq. ft. when combined with a “removable” storage closet. The maid’s quarter is fully separated from rest of apartment by its own veranda through the kitchen area and has its own entry/exit door so the maid doesn’t have to go through the main door.

Louis Triumphal Palace is one of the biggest and most luxurious developments in the Zhong Shan Park area, occupying over 1 million square feet! It is fully gated with 24-hour uniformed security. The management company is the same as the one for Jin Mao Tower (tallest building in China). The chief architect was Jean-Marie Charpentier, who was also responsible for designing the famed Shanghai Grand Theatre in People’s Square. All building façade loosely follow French Renaissance era architecture, with wide columns, towers, and domes. Interiors of buildings are in Baroque style, with ornate carvings and furniture. There are manicured gardens dotted with palm trees and numerous fountains to fully carry out the design theme.

There is about a total of 10 buildings in the entire development. My apartment is located within the biggest building in the center of the development. It is called the “crown building” not only because it has a golden crown at the top but also because it boasts the most impressive features all other buildings cannot even compare to. It features the most luxuriously decorated lobby with Louis-era furniture and artworks throughout (rare among residential properties in Shanghai), marble walls and floor, and real palm trees and fountains. It features many amenities such as video intercom system, infrared security sensors around all windows, central A/C and purified drinking water to the tap. It even has doormen/concierge who are better trained and better uniformed. You’ll feel like you’re inside a five-star hotel. The development also features:
* Clubhouse with complete fitness center, tennis courts and swimming pool
* Underground car park
* Numerous supermarket, wet market, and convenience stores nearby the apartment
* Walking distance (<10 min) to both Zhong Shan Park and Tian Shan Park
* Walk (<5 min) to light rail line and walk (<5 min) to No. 2 subway line (terminal stop)
* At least 10 bus lines around the development to take you anywhere in Shanghai
* Hospitals, post offices, schools are all nearby for your convenience

As with most other apartments in Shanghai, the inside of my apartment is unrenovated, which means the apartment is not ready for immediate occupation. However, this also means that you can renovate the apartment to your exact specifications so it fully reflects your individuality and taste. I am offering the apartment at a price of RMB 20,199 per square meter, which is below market price for an apartment of this caliber in the Zhong Shan Park area. As a comparison, another development across the street with only half the land area is going for RMB 25,000 per sqm, and you cannot even take delivery of the apartment until late next year.
