Post subject: Green Valley Villas or Yanlord Riverside????

My husband and I along with our two boys 2yr and 4yrs are moving to Hong Quio in July from St. Louis Missouri. I think we are going to send the boys to Rainbow Bridge Kindergarten, but are confused about housing.
My husband is there right now and is looking at homes for our family. He is looking at Yanlord Riverside and Green Valley Villa. Which place is more suitable for a young American Family like ours? Or is there another recommendations in the Hong Quio area?

Green Valley Villas has more expat families from europe and america than Yanlord Riverside. And also the managment service is in english at Green Valley, Yanlord Riverside only has one girl who speaks english.

is there a similar compound like Yanlord that has wider variety of English speaking residents and management? what are the most popular western expat communities in Hong qiao?

There is a no more popular in Hongqiao but Green Valley Villas has also a large community of expats.

Green Valley Villas is rustic and green. The pine trees and greenery makes the place very pleasing to the eye. Lots of Expat families.

[b]hi, actually there are far more options than Yanlord and Green Valey Villas. But without question, Green Valley is a good expat community for you. Just, there are some other like Far Lake Garden ( Spanish style ), Sunny Garden, Jasmine Garden, etc.

If you are looking at places at Green Valley or Yanlord then I guess you have a particular budget. I don’t think it will stretch to Jasmine Garden (from USD$6,500)

The big difference between the two compounds are that Green Valley is built and owned by one developer who does all the decor and furnishings and rents out to expatriates. All the tenants are expatriates and you deal with only one owner/management company and they are English speaking. Yanlord Riviera is built by a developer and sold off to individuals who either live there or rent it out. They fit out the apartments according to their individual taste and budget. Most of the tenants are locals who are owner occupiers therefore there are few English speaking assistants in the management office. This is the case with most local housing compounds.

When you are looking for a property, make sure you move into a block that is at least one year old so that you don’t have to deal with renovation noise from other apartments. It’s a truly horrendous experience!!!

I’d recommend the following properties if you are looking in this area. These are “asking prices” and the final rent depends on a number of vary factors like the landlord’s situation and your terms and conditions.

Elite Crt - 3 Bed $,3000
Mandarine City - 2- 3 Bed $1,000-$2,500
Mandarine Court - 1- 4 Beds $1,500- $4,300
Yandlord Riverside - 2 - 4 Bed $1,200- $3,500
Gubei Rich Garden - 2 - 3 $1,200-$3,000
Hua Li Jia Zu - 2 - 3 Bed $2,500-$3,500
Kingscourt - 1- 3 Bed $1,500 - $2,900

Anyway, that’s my “two bobs worth”. Make sure that you have a good agent who is working on your behalf. If you aren’t getting shown places that suit your requirements then let them know this. If things don’t improve then change agents. If you are using a few agents then let them know the places you have seen so that they don’t show you these places again.
