| Post subject: How "Cater to Expat" are the Expat Realtors? |
There are rants and raves about Expat targeting real estate agencies. So I got to wondering some stuff.
1) If you look at this http://www.newportchina.com/aboutus.php and then read the Post Move In Support section. Then you think about all these rants, do realtors who cater to expats live up to this?
And do they have some kinda service commitment promissory note? What about all the other realtors?
2) It seems that there are still enough expats out there who have language problems and feel they get screwed due to that. So if Expat catering real estate agenices are such. Do they offer accurate translated contracts? I know this sounds a bit over the top on demands. I highly doubt it, but I'm curious.
3) Regarding 1), since they attempt to take 100% commission from the landlord and not the tenant since they already have the tenant to help them score a nice commission, I suppose they are supposed to also be serving the landlord in regards to dealing with the tenant on everything except for extenuating circumstances.
4) Regarding the 35%/65% commission and the 100% commission if rent goes past a certain amount, therefore who should be responsibile for whatnot issues.
Anyways....I'd like to know how the expats' here and their respective realtors have experienced these issues. And I am not referring to oral promises. Because we all know that oral promises are ricepaper thin. I mean things like the statement on the Newport China webpage that lead us on regarding what to expect. Because in the end, if a person wants to rant, I think it is best to have something solid to complain about since I'm a cynic and expect people to fanagle others here. Its a matter of fanagle to what extent since sometimes one should be responsible for their own missteps and take things in stride. |

Was talking to a realtor the other day. According to that realtor, the commission split is a company practice not a government policy. A new cut I just got was 100% rental price from landlord AND 35% or the rental price from the tenant. Greedy mofos. It has nothing to do with it going past a certain amount. That is just their way of approaching it. |

Yeah, but the reason I started this one was cuz that was a mess of vague questions and answers. I'm trying to focus on specific givens regarding that field of questions. Sorta a foundation of specific questions for factual answers. Not how much a person's been screwed and how they think they should be treated etc etc, but more what is the reasonable grey area before each party is pushing too hard. |

Cool site....interesting. But yeah I was already under the impression about that 70% commission. It's all a con. HOWEVER I feel that if they are going to scam a person 100% they should also offer a promissory note that they will be responsible for EVERYTHING. |

Regarding issue No.4, I did get an answer from a realtor. Heh....I asked it indirectly so they weren't aware they were giving me an answer. The answer to No.4 is that it is a scam. |
