Post subject: Tenant query: Nanjing Rd West 5K Yes or No?

Two large bedrooms. All the basics. Just of Xinzha Rd. 10 mins from Nanjing Road West. Need to put pen to paper soon. New to the area. 5,000 RMB per month. Hao bu Hao? Cheers

Hao bu Hao? Hard to know without seeing. Good area. How old? What was the asking?. Try for 20% less than that. YOUR MARKET.

Well, I always advise to go in low with a long wish list and slowly par away if need be so it looks like you are giving lots of concessions. So, maybe go like this.....4k incl management fee, yearly adsl and sat tv, utilities of gas, water & electricty up to 500rmb, club card, massage etc, etc, etc...

Pretty dead period at present and as monalisalee rightly pointed out, YOUR MARKET!

Cheers for that. original asking was 5,500. but landlord has put in a lot of new stuff; beds aircon, desks etc. might try to get internet off him. landlord reckons it is 1,900 per month. Sat TV is 3k. S@d that! But had a quick look around Jing'an, and seems more, well, vibrant. Maybe just first impressions. but i dont want to regret signing up to something for a year.

You can get Satelite TV deals with enough channels to satisfy for around 1,500rmb. Typically landlords will accept ADSL before they will accept Sat TV. Just tell him that his TV is really just a decoration piece as you can't watch any of the channels. Also, hold off for a day or so and tell him you are looking at another apartment and they provide Sat TV. You really need to push issues and talk, talk and talk your case.

Adrienne knows all the ins and outs.....You you are studdly she may help you...If not get someone local to negotiate for you and offer him half....My guess is you'll get it for 3500 to 4000 .....

Another good ploy is to see what is missing that you would like, such as micro, dvd player, washing machine. Ask landlord to agree to put in one of these, and you will sign TODAY!. Usually does the trick, as they are simply adding to their investment for a very small cost. It's the signature that they want.
Also, signing for a 12 months lease is pretty good from your landlords point of view, with a tumbling market.
I agree that 3000 for sat. is too much.
What does 1900/month for internet mean??

sorry monalisalee, meant 1,900 per year. Cheers for all you help. had a look at another one today, seems quite good. It was 4,800, got the landlord down to 4,300. two beds/two bathrooms. near Manhattan Heights. Also asked him for non Chinese mattress and a six months contract.

Which agent are you using? Tried to find apartment near Nanjing Xi Lu on last Dec but never found place below RMB5,000.

In this market should i still be paying 6,500 for a 1 bedder in top of city? My lease has expired but i continue to stay on so far. My relo agent tells me that i could maybe get 6000 but probably no better. for 500 i'd rather not bother.

But i would be open to moving elsewhere, 2 bedder 5K sounds sweet to me. I live in a 65 odd sqm shoebox.

anyhow, sounds good, if the apartments right. Just ask for lot's of new stuff you'd be buying yourself anyhow if he don't give you another discount.
