| Post subject: Leave before the rental contract ends. |
I signed for a 4-month contract in Zhabei 1 month ago, the appartment looked nice and comfy, the flatmates friendly, close to my job, and I was in a rush. But I found another job, much further, the district is dead (no alldays within 15 min by feet ...), and there is actually no life in the flatshare (barely say hi), so I'd like to leave.
I'm only here for 6 months, I thought I could stay there some months and find something nicer for the last 2 months, but I'm really bored and feels like I'm missing nice experiences here.
Plus, it's expensive.
The contract says I can leave if I warn my landlady one month before my departure. Though, it also says she's not to return the full deposit (3100 kuais) so as to pay bills and only bills.
Is it reasonable to hope that I could have at least the deposit without the bills ? I guess she'll prove that bills have suddenly raised ten times and won't return anything. May I ask her to show me the bills so as to prove how much she shall return me ?
So, just like a great sexy lady said few years ago, "I want my money back" , what shall I do ...
She ripped off many people with really high rents (my roommate pays more for something smaller, with shared bathroom while mine is private, and the view from her place is the neighbours' window, while mine is a beautiful landscape), so that's why I'm not so confident.
I can rent mine to someone else but this would be much more complicated and I'd like to avoid that option.
PS : I looked for a topic about this problem, but haven't found any. |

She'll keep the deposit and you'll be fighting a losing battle. I suppose you'll just have to try to find someone else to take over your contract and pay you, or say bye bye to the cash and put it down to experience. |

The clause about one month notice is good. But there is still high chance she may not want to return your deposit.
But of course, you can try your best in getting as much as possible back. Your leverage will be the contract that you are notifying her 1 mth earlier. |

no, i think what he means is that it says that he has to honor the contract length unless he notifies the landlady 1 mth prior and forfeits his deposit and take care of the bills?
I say since you just signed a 4 month, just sit it out. chances may well be that it's hard to find another good place downtown for 2 months. |

I'll try to cut out the last month, and to rent my room to someone else in the meanwhile. It's well located to anyone who works in Zhabei or Hengkou district, so that shouldn't be too hard.

Hi, wow .. bad experience ha. You have my sympathy. I am going to Shanghai in 1 month. I will probably live in Hongqiao district. I would like to live by my own, but nice flatmates are welcome. Do you have some sugestions? what kind of appartment should I go for? |

Hi all,
I finally had an agreement with my landlady. We negotiated, I found another renter, and I can leave with my deposit. I found this person, so everything's fine. We didn't respect a signe close of the contract ... I love this country.
Assessment : who cares about the contract, this is only a piece of paper, have a chat with the person in charge ...
Soon moving in another appartment ten minutes by feet from my office, in the middle of leafy French Concession. Ok, it costs me an arm, but it's so much nicer.

For CSquared, Hongqiao is far from downtown, so rents are probably much lower. You can find something on your own, check out craigslist, ShEx and SmartShanghai. But visit at least 5 appartments before making your choice ... |

Sorry just have to correct this. I've lived hear for 12 years and really Hong Qiao is NOT far from downtown (unless you happen to be stuck in rush-hour traffic). From HQ commercial area to Jiangsu Rd is only ca. 3 miles (5 kms) and the Shanghai Zoo to Xin Tian Di maybe 6 to 7 miles (10 kms).
Taxis can get you around easily, or if you prefer the air conditioned #911 bus runs from Hong Qiao to Huai Hai Rd for just a few RMB.
Otherwise good recommendations from BenJ.
BTW if you are single then you probably don't want to be living in HQ anyway unless your office is close by ! HQ is not exactly the life of the party. |
