I live in The Summit with my wife and daughter - moved in there about 9 months ago. We like it. The apartments 01 and 02 are very light as they have lving/dining rooms that have floor to ceiling windows at each end, letting a lot of light through. The finishings in the apartment seem to be better than most too - nice heavy, solid doors, good showers, etc.

The health club is good - better than we saw at Ambassy court although it's all indoor. Good security and friendly guards who'll always help with shopping/luggage if you need it.

Be a little careful with construction noise here. Most of the lowrises are completely finished and quiet, however I believe there are still some units in the high rise towers which are still in the empty concrete stage. This should be done soon though.

The lowrises are quite nice, some have private garden areas and some are massive duplex units.

Overall the location is excellent , the pool and gym are great and the building is brand new so it shows really well. The views from the high floors are incredible...especially the triplex penthouse apartment!

All of the Summit apartments are privately owned by landlords, the majority of which are Asian investors. Some of the units have awful furniture (by usual western tastes) however most units (I show at least) are completely empty with an option for a furniture allowance.

I hear that Xiang Yang market is moving very close to that location. In between Anfu Lu and WuYuan lu.

I belive it is true about the Xian Yang market moving, but I didn't know it was moving to The Summit area.

Hi,

I live there as well and I agree that the location is really great. Short distance to both subway lines, restaurants, bars...everything in walking distance. Nice guards and little problems are solved resonably fast.

The only thing I'm a little bit worried about is the huge almost empty area south of Anfulu. They've stopped all works in March this year. But if they start again to destroy the remianing old houses and build other high-rise-buildings (there is room for more than one!) it will get very noisy.

Does anybody have an idea about the plans for this area? I have my doubts that XY market is moving there.

Spacecap .. I've lived for the past year in an apartment with lots of renovation noise .. that is exactly what I'm trying to escape. Thanks for the comment, I'll see if I can find some more info on the vacant area.

Well, you believe what I say or not I don't give a ****. The locals all tell me Xiang Yang market is moving there. The local vendors all are very excited, as you might imagine.

Carrol,
then be careful that you don't escape from one problem and arrive at the next. When I arrived in January they were working all day to destroy the houses and during the night the trucks arrived to load and carry away the rubble. No matter if it was on the weekend or not. For some reason all of a sudden the whole thing stopped and now a lot of grass and bushes are growing there. I hope it will stay like this for the next 2 years Wink.

Matthew .. it's not that we don't believe you .. just that we HOPE you are wrong. I heard that a developer bought that land, but can't afford to relocate all the people living close by, and so the land will become a 'green area'.

Hi,

concerning this area I've asked a couple of locals already (most of them local agents). Including your proposals the answers were:
1) Same developer as The Summit going to build a 10storey building.
2) Same developer goes for high-rise building
3) Same devloper will build a copy of The Summit on the other side of the road
4) Area will become a park
5) XiangYang Market is moving there
6) Developer has no money and it will become a green area.

It's a question of probabillity not believing. I believe everybody. But 5 of the 6 answers are wrong. Maybe all of the 6. For me Carrol's answer has somehow the highest probabillity to be true.

The area to the south is a problem. You pay good money and get a view of the scavengers living on a derelict site. It's the same owner (Hutchison) and they told me some months backthey would be building some 'small blocks' there, but maybe that won't go ahead. Another thing was that The Summit was marketed as an investment property to Hong Kongers, Singaporeans etc and there are many, many empty units there, some lying fallow for the long haul and others with owners attempting to rent them out at what I see as unrealistic rates for what is a very average floorplan (n my opinion). What this means is that there is a chance of work starting up in a unit near you at any time. Over-rated and over-hyped (in my opinion!).

Received the following feedback from an agent :

"About the building site on Anfu Rd., we never heard
that Xiangyang market is moving there. Actually
Xiangyang is said to be moving to Pudong somewhere,
definitely not to Anfu Rd. I don't know from what
source you got that info. we believe this is not true.

Originally, the developer plans to building 8-storey
apartment blocks on that lot, but now some say will
probably be green belt. The demolition work has
stopped for months without any progress".

It would be really great if this area became a park. Imagine the nice views if this is really true. When I was told this the first time I thought that they just tell it to me to make me stay there. But maybe the dream really becomes reallity Smile. I'm still a little bit suspicious and have my doubts....Carrol, I think you are right to ask for the clause in your contract.

I agree to your points. The floorplan is neither very special nor very exciting but it is o.k. The rates are overrated and overhyped. But hey, this is Shanghai. Most of the apartments/houses I've seen so far are much too expensive. I never would consider to pay that amount of money in my homecountry or here in SH if I would have to pay it myself. The main reason why I moved into it was the great location.

My simple comment.

I had searched city area for few months for best location and top facilites apartment. The summit is the best one for investment although it is highly priced.

Good comment, kmtoyhk, EXCEPT, we are not looking to invest .. we are the 'suckers' .. the expats who are forced to pay these ridiculously over-inflated prices for decent accommodation, which is about 7 times more than what we would pay for the same housing in our own countries. (Mine, at least).

Carrol. being contractually-minded (!) I'm intrigued by the concept of a 'noise clause'. Decibels per given period of time per day (DPTD?). If you succeed in refining this one please send me a copy! Back on topic, location seems to be the big plus mentioned here. Anywhere around Changshu metro is prime prime prime in terms of that. In fact if you drew a circle, the north-west segment wherein lies the Summit is the least attractive. There are alternative properties in that area which add charm and lower cost to mere location, but don't hold me to it!

So, tina .. you want to tell us which properties you're talking about ... ? I've looked at so many, and none really compare with The Summit, far as I'm concerned.

Having said that, I'll be moving there soon. Where do people who live there, do their grocery shopping, etc .. ? Recommendations appreciated.

Go around the corner on Urmuqi Lu and then turn left (towards HuaiHai Lu) there are bunch of grocery shops on the right hand side of the road and a small wet market. There is a fairly disgusting super market opposite the wet market.

If you go down WuYuen Lu and turn right there is a larger wet market.
