30 - 40000 rmb month possible for villa in Pudong?

Postby taitaifornow » Tue Jun 21, 2011 2:28 pm

We are moving to Shanghai, family of 4. Want to be in villa near Concordia or SCIS. Family neighborhood, etc. Is this possible? Seems everything online is well above that. We also have a dog, a small one and want both the dog and the kids (9, 6) to just open the door and run and play outside.

Also, if moving from another city in Mainland China, do I need to change my china mobile number or sim card?

Thanks for any helpful advice!

Thanks Annaxie. I am meeting with our agent this week in Shanghai. I was just wondering from other's experiences what the average/going rate was for a typical villa in the pudong area.

Dont waste your time with listings on-line.
Use a good agent, and they will be able to cut through the crap. You should get a good place for your lower figure.

I think your mobile should work anywhere in China. Anyway ours do. No problem.

Hi taitaifornow. Welcome to Shanghai. :D

As Monalisalee said you need to have a good agent and not worry too much about the properties posted on Real Estate webbsites. They really only give you a GENERAL idea of the compounds, the type/style of house, size, beds, facils and an ASKING price.

Having said that 35 to 40k is really around the lowest you could rent a villa for in Jinqiao. The compounds you can get villas for your budget would be at the likes of Tomson Golf, Seasons and East Villas. If you have around 50k there would be alot more choice. :D

When we have clients with this kind of budget looking in Jinqiao we often show them villas in an area a little further out of Jinqiao (15-20 mins) in an area called Zhang Jiang. You can find San Marino, Buckingham, Passadena, Palm Springs in that area. You will for sure get more choice there.

If your agent is showing you some "dives" or not quite GETTING IT then please feel free to contact us at manager@shanghaiprops.com and we'll help you out.

All the best. :D
