Hi,

Anyone have experience with living at the new Venezia compound in Xuhui? Potentially thinking of buying there.

Great place to live with nice views of the river. The walkways next door are good for jogging and recreational purposes. Still rather low occupancy (35% ish) despite some buildings being fully sold. Good maintenance and have enjoyed living there for 18 months.

Currently priced similarly to downtown Xuhui (which have much older buildings and very crowded environment), so I think it is still good value. I understand there will be a train station next door at the end of 2012.

Thanks - great info! Went by and checked it out again yesterday, there are real estate agents lurking outside like hungry sharks - must be a pretty tough market right now. Agree that views are spectacular!

A little leary about the neighborhood - not much within walking distance as far as I could see - definitely field of dreams - build it and they will come.

Agree, you would need a car with the apartment. The developments nearby (I was told a shopping mall) are the next to the Longhua temple and the posh place near Lupu bridge. You would preferably have at least a 5 year view to avoid capital gains tax.
