Apartment for Three to Six Months

i'm planning to come to shanghai soon and would like to get an apartment for three to six months (probably closer to six) after arriving. unfortunately, i've been told that leases are usually for a year and i'm not really interested in sharing a flat with someone else. anyone have any suggestions on where i might look or what i might find? i'm working with a lower budget (maybe 3000 or so RMB) but i'm flexible about location.

advice;
book hotel/motel for a week
arrive & find agents (several helps as there is no centralized RealEstate Listings)
give them all your requirements
Search and eventually
find a place.

3000 for a single is possible. Location will greatly affect rent. 42.5 meteres under a lease North of Jing An Temple its possible to find for around that for 3 mos.

I also need an 2 bedroom apt for some months.

I have no location preference, just somewhere in Puxi.

Here is my bunch of questions:

1. For that first week, which motel/hotel do you recommend ?

2. During that first week in the hotel/motel: How and where do i find the good real estate agents ?

3. Why i can't rent directly from a landlord ?

4. What about sub-renting ? Can i get a "blue slip" then ?

5. Do i have to pay the full 1 or 2 months deposit if i rent for only 2 months ?

6. Do i have to pay 35 % agency fee if i rent for only 2 months ?

7. Can i sign a contract for one or 2 year and break the contract after 2 or 3 months ? What's a normal fee for breaking a contract ?

Actually, the real reason why they prefer min. 1 year lease is the landlord will have to pay the agent 35% of the 1st month rental fees whenever they sign a new contract. So, if you moved out after 3 months or 6 months, the landlord will have to pay that one-time fee again, which they think is a waste of money.

You can always negotiate this part with the landlord (face-to-face better). Money can most probably settle very thing in CHina. So, tell him you will reimburse that agent fees to him to compensate his lost.

Small apt in GOOG location for lease—in Jin An district/ Shan Xi Road, Nan Jin Road

Quiet. Safe. Convenient. New renovation. New electrical equipment. 5 minutes walking distance to Line 2 subway station. Gross area is about 36 sq.m. Approx. 12 sq.m. for bedroom, 6 sq..m for dinning & study room. 8 sq.m. yard. 6 sq.m. bathroom. 6 sq.m kitchen. It’s good for single or young couple. Annual lease.

I have an apartment in Wanbang City garden which is very near to Longyang Road subway station(5 min's walk or so). The price is 3300RMB per month. Total area is about 55 sq.m. You can have all you want to make a daily living here.
