Brokerage fees for buying property in USA ?

One local friend contacted me with that question. He planned buy a home/condo in California.
Personally, i know nothing about that, but i promised as people, so i do.
Probably, any information about taxes also will be highly appreciated. Thanks !

You do not pay brokerage fees for buying homes, the seller pays all the realator fees.

Property taxes differ from location to location. If they know the city it's easy to google to find out approximate taxes. If they have a real estate agent helping them the agent will know the amount

buyer pays no agent fees.
Taxes and condo fees are provided with property listing, it varies by city and condo associations.
Check listing online www.zillow.com to get idea of prices, taxes etc
Check what's covered in condo fees. garbage removal, lawn care , snow removal ... blah blah
There is closing cost associated with buying home/condo involves lawyer fees .. blah blah.
Get title insurance.

After buying home, need home insurance.
Check if its in flooding zone and need flood insurance.

If your friend is Chinese and looking to buy property in the USA for investment purposes, be very careful. There are strict requirements for purchasing property if he needs financing. If he wants to make a return on his investment, California is not the place to be. The typical real estate commission is 5% and the agents split it if there are more than one involved (buyer agent/seller agent).

If he is looking to buy a home and is a Chinese citizen for a green card purpose also, ICE (Immigrations, Customs, Enforcement) division and US State Department have very strict guidelines. What you read is not true of getting Green Cards easily for investing in USA.
