Comments on Gubei International Plaza

We're considering moving into a flat in the Gubei International Plaza, and want to get your comments about this compound, particularly on the following:

1) is it kid friendly?
2) what's a reasonable rent for a 3 bedroom apt in this compound?
3) the Metro line 10 is supposed to be completed by end of the year, does that sound right?

Anything else you would like to share will be greatly appreciated.

1) What's considered kid friendly? We take our baby to a stroll on the new Huang Jin Cheng Dao pedestrian walk (next to Rich Garden), that's very kid friendly in the sense of open space, no cars, and shades and benches.

3) Yes, suppose to be end of the year.

As I've heard from real estate agents in the area, GIP still has many "mao pay" units so you may have to deal with construction noises, and it'll last a while as there are a numer of large units there. If you can't tolerate the noise, you might consider other compounds such as Rich Garden, Gubei International Garden, Qiang Sheng, etc...

Good luck, we think it's the best area to live in Shanghai...

Thanks IAmNotYao. I'm glad to hear that you are pleased with that area and it sounds like Huang Jin Cheng Dao is a pretty safe place for a leisure walk.

My mistake . . . we're looking at the Gubei Int'l Garden, not GIP. So if anyone out there have any info/experience about this compound, feel free to drop a few lines. Thank You.

we live there! love it! it's pretty much all done (renovation) except some of the back lobbies are still used for renovation moving so can be more dusty...great landscape, probably one of the best landscape compound in shanghai I've seen, at least in Gubei...many korean and japanese family, their kids are all there...we talk to some korean kids going to SAS and they are all tri-lingual too, well mannered (at least in front of adults)...seen quiet a few dog walkers too...the gym is within the complex so very convenient...Mao Nao Lu, the current main entrance, is getting crowded with school bus, etc. and it's a small strett...overall, lived at Jiang-an, Gubei is so much nicer for us, the complex we live in is so much better than one park (bad construction, management, etc.)...

It starts from RMB15,000 for 3-br. We have couple units available now.
