Hello,

I am looking to buy commercial real estate in Shanghai. What is the price range (compared to housing)? Are there specialized Websites? What are the specific regulations? Is it the right time? And all that sort of funny questions...

Commercial is quite different. The ownership of land of commerical property is limited to 40 years only, and unlike residential, it is not automatic renewable.

Price of office is often slightly lower than the residential area in the same area.

Tax rate for buying, selling and rent commercial estate is much higher than residential.

prices of commercial real estate have been relatively lower than residential property, and this has got some people to think that it might be a chance to tap the commercial property while the prices of houses have gone too far.

There are a lot of differences between commercial and residential properties, in terms of price, financing, taxation, management and agent commission etc.

At this moment, it seemed that within the real estate industry, people are still optimistic about the future. Recently, there is piece of land in the Bund area in Puxi, which was sold at a mind-boggling price, indicating that institutional investors are still holding confidence in future commercial real estate business.

i would doubt if small holdings are available for foreign investment, but for mid-large space, i think they are available for investment. I would recommend speaking to somone like Jones Laing Lasalle, Knight Frank - it's their job to know exactly whats happening in the commercial property market here. They've all got offices in Shanghai.

Those big international agents are good but too expensive and may not be interested in small individual investors.

I could have told you that. In pretty much every major urban area in the United States the biggest commercial real estate titleholders will governmental agencies and religious entities.

Hahaha! Amazing.

I would say if you are looking to buy commercial assets for investment purposes to stay away for now, given the amount of excess liquidity in the market driving up prices, coupled with a severe over supply on new Class-A. There are much better places to put your money...

If its for a business, just rent... the Cap Rate/Yield metrics in Shanghai don't make a lot of sense in both commercial and residential.

How much do you want to spend? Or how much space do you want to buy?

When you said Commercial, did you mean Office property or Retail? Good retail properties are hard to get, while you need to invest on a whole floor of office in order to secure good quality tenant, which translates into big money.

BTW, foreigners have not right to rent out ANY OWN property in China. PERIOD.

The term usually refers to retail properties, office buildings, shopping centers, hotels, warehouses, manufacturing facilities, apartment complexes and vacant land that has the potential for development for these types of buildings.

This is very useful information. There are many type of property like residential property and commercial property. We should invest in both type of property. In commercial real estate include all type of official property, hotels and so on.
