Estate agents

Postby robnot » Wed Aug 20, 2008 2:43 pm

Trying to sell an apartment, contacted a dozen agencies and only 1 seems to be doing anything at all (Pheonix) but even they only organise viewings once in a blue moon.

Anyone recommend an agency to use (for apartment in central shanghai)?

You must know that it's difficult time to sell, as buying/selling is not really hot now.
Are you aware of the amount of apartments for sell in Shanghai right now? Lot of apartments have been empty for whole year, and even I don't have real data, I suppose amount of empty flats has been increasing this year. It's difficult to get buyers to check apartments now and unless you have really good price, people won't even bother checking it out.

It is not good time to sell. Save your time and wait for the upturn of real estate market.

And I doubt you could get any help here either. If you do want to sell, there are still lots of broker shops on the street.

I'd tend to either go for the biggies like Colliers, CBRE, Laselles, FPD and DTZ or the local agencies like Havard suggested.

The likes of Century 21, Midlands, Bright, Centaline, Coldwell & Banker and E-house all have alot of agencies around town and share databases so you've got larger pool of likely prospects.

Typically, expat agents market to expats who are generally looking at leasing so enquries for saels are very limited thus the 'once in a blue moon' visits.

Hope this helps!
