Gubei/Changning housing question

Hi people, we (mid-30s cpl and 6 months old baobao) will be moving to Shanghai in July. My wife's work will be in Gubei (Zunyi Rd). We are looking for housing in the area, hopefully close to a metro station and park for the baby. My wife will be working and I will be a stay at home dad for an initial period. Here are some questions to the board experts...:)

1. Housing budget up to RMB 15K/month and looking for an unfurnished 3 BD in a building with pool & gym. Realistic for the area? Any building recommendations?

2. How quickly should one expect to find an apt and how quickly to move in? I can imagine it varies but a reasonable range?

3. Would be looking for an ayi to help with the baby. Not live-in but daily for 8-9 hours. What's the best way to look for one? Needs to be super reliable of course.

For your questions:
1.The budget is ok to find a apartment with your requirements.Maybe Zhongshan Park is a good choice.
It is near the metro station and Zhongshan Park.It is also not far from the Zunyi Rd.

2.It varies. The key is to find an apartment. After finding an apartment, it may just need several days to move in. I spent about 1 week .

3. The best one is to ask someone to recommend. That is the most reliable choice.

3 bedrooms in a compound with pool and gym in Zhong Shan Park for 15000?

Regents park, Zhong shan park. next to exit 7 from line 2. small swimming pool and gym available. between 10K and 15K for a 3 bedroom apartment would be fine.

Last year we had a look at a lot apartements in Zhongshan Park. You can find 3 bedrooms within your budget there - as far a I remember the compounds didn't have a pool though.

However, I think it will be quite difficult to find an unfurnished flat!! Majority of apartements is furnished and most landlords are most unwilling to take out any furniture (except you are paying for it !).

Ah Beng, Thank you for the note. We are currently in Europe and moving to Shanghai in mid-July, so we are just trying to understand the real estate market for now and not looking to close on a specific apt. If it's still available in July, that's a possibility.

Thanks all for your responses. Regarding furniture, we'll take our chances because we are moving to China for quite a few years and have great furniture, etc.

Regarding buildings, any experiences with: Consul Garden, Sun Plaza, Regent Garden, City Condo, Park View?

last time I checked Regents Park (2 years ago) 10k was enough just for 65sm apartment, but maybe the market has changed since that time...
