He's not paying for the name of the compound and the floor he's living on. He's paying for the appartement in a good area. Who cares how the building looks from the outside?

Even if the taps are made out of pure gold, one should not pay such a price for that. After all, the water that comes out of those taps is of the same quality as anywhere else in Shanghai.

I am on the 15th floor ...only two apartments per side rigtht or left - It is a nice looking building La Savilla I think the name is - has a " Green Dragon Bar " downstairs ...just up from the Crowne Plaza ..the inside is top notch and the cleanest I have seen - at least in my apartment .....

You got a very good price on Kingspark but moving to Dajiayuan is reasonable. Not to mention the 2000+ savings per month.

Both flats are priced fairly... nothing to worry!

If you are staying on 1304 building 6, the asking price is 5800rmb for 87.55sqm 2 bedroom apartment. Other flats on the 13th floor costs around 6k-6.5k

Which means you got it at a fair price @ 5,600rmb. :wink:

This is definitely cheap.

Summit Residence apartment pricing

2 Bedroom flat with 100-115 size is 8000-13000
3 Bedroom flat with 130-150 size is 10000-20000
4 Bedroom flat with 174-240 size is 15000-35000

Which means you got the cheapest 3 bedroom flat in Summit Residence :wink2::

So now that you are in R/E industry. Could you make a thread comparing Skyline, Yanlord Garden, Tomson, and neighboring area (meaning 5-10 min walk max). It was time consuming last time I search this area. For me I do have a budget from my company, but if what being offer worth the extra I would do so at my own expense and if I found a value deal that I'm happy with I'll take the extra for utilities, etc. So what I'm looking here is value comparison thread not necessarily in monetary units, just plus and minuses.

Aight... I'd like your opinion on mine.

Jing'An Elites Tower, Haifang Road/Xikang Road.
Serviced apartment. 2/1/1 with walk in closet, 10mbit internet, 2 tvs with 100 chinese channels (lol), central AC, new furniture, designer's dinning table and tv tables. Lots of natural light. No housekeeping provided from the building. It has purified water though.

8.5k. Overpriced?

What price range for decent tower block apartments by Century Park or Sci Tech Museum in Pudong, at a maximum 5 min walk to the metro? 1 or 2 bedrooms, 70+sqm, decent modern furnishings. How much am I looking at for a 1 bed 70sqm, a 2 bed 70sqm, a 2 bed ~100sqm? And any complexes in particular really quiet?

8.5k. Overpriced?


Prices in this compound for a two bedroom quite unpredictable.
From a minimum of 7,000 (91m2) up to 15,000 (those with 200m2 terraces, but very few)
This flat costs 8000-9000. I'm guessing your place is around 104 sqm

The way you described it, 8,500 should be a good price but 8,000 would be best! :wink:

This one is definitely worth it. An average 238sqm 3 bedrooms flat is the same as this. 46000rmb.

280sqm plus parking is at least 50k.

Word from a guy who lives in a studio-type flat, 8 sqm, with shared bathroom and kitchen worth 900rmb/month I suppose :roll:

1. Rent for this layout starts from 8000-13000, which means 8k is definitely a good price.
2. Rent for 120m2 layout starts the 10k-20k depending on how fancy/luxurious the deco is. 13k is quite okay but if there's nothing special with the flat, you can take it to 10k-11k
