Need to downsize apt

Hi there


Relocated oversea for few months need to maintain APT here so Wife and Dog can stay and finish waiting period ( dog stuff)

Looking for Studio type 1/2 bedroom apt around 6-7000 RMb months
from End Jan to May then will know if extend or go back on full size apt.

He is willing to pay 7000/month for a small studio apartment. Are there no real estate agents willing to help this unfortunate man who has such a small budget to work with?

Ha ha appreciated the sarcasm.

I said studio because most of the two bedroom I saw when I moved in had really only one bedroom and either a studio or a kiddie room.

I am aware that there are even cheaper solutions. Shall I apologize for looking after my family?
Any real suggestion?

No need to apologize! I was being serious. If you are willing to pay 7000/month for a small apartment it should be easy for you to find something.

The short-term lease might be a problem. Monday morning go to a real estate agent in an area you like, and tell them you are willing to pay a premium for a small apartment in exchange for a shorter lease agreement.

^no point in starting out like that. gotta begin the bargaining low. you can definitely get something decent even downtown for 6-7k.

Well, I know a place near JingAn Temple, which is considered downtown, which you could get for under 5000. Not sure about dog friendly though, and this may be your main consideration.
I will p.m. you details of the neat, honest agent, I have used a number of times.

Kuro, you are right about the rather useless sized 2nd bedroom. Studios and even one bedroom apartments are a rather new concept in China as most people live as either a couple of with their families so extra bedrooms are required. Because there are less of them and in high demand they are more expensive.

I'd contact Monalisalee's agent who sounds good and see how they go. You could also check out the agents in the downtown area as well. They have little to do at the moment. Bear in mind that most of them involved in sales so only have basic leasing information on their books, size, price, beds. To save yourself from being dragged around town to unsuitable places, ask them to get either a photo or a very clear description of the interior of the property. Using words like modern styled or IKEA styled furnishings can help weed out the "mom & pop" disasters that they sometimes have on their books.

Bitter expat is dead right to offer a bit more for short term and say this from the outset. Some agents can be notoriously lazy when they think they will get only half the commission......even if they have absolutely nothing to do!!! We deal a bit with local agents and this attitude drives me bonkers! They think that if they're off helping someone with a small deal then they'll miss Mr. Millionaire walk through their door. Cronic tunnel vision problems.......

Just another note on recent events, whilst we may think this is the time to get good deals due to the global crisis causing less tenants, our recent calls to landlords has shown that many are just taking their places off the market and living in them which many originally planned to do in the first place. Still, there will be some deals to be had for sure to be sure.

I guess that would be the area we would want to be but we are flexible.

JingAn is more expensive than zhongshan Park, so not apples with apples. JingAn Temple area, for one bedroom, say under 5 years old, and nicely furnished, from 3,500 up and Zhongshan 3,000 up, but you need to give more details, like size, amenities needed, gym, swimming pool, apartment, blah, blah, blah.
Difficult question, difficult answer. Talk to Adrienne, she can help.
But honestly mate, I think she will need a little more info'.
