opening a restaurant in SH: is rent too $$?

hi there, i am a restaurateur from paris and thinking of opening a restaurant in shanghai. been introduced to a couple of real estate people who showed me to the places on the Bund. rent appr. RMB 18 per sqm per day and that's more than half a million in the case if i'm going to take it.

i talked to a number of people (given that i am still pretty new in china) and none of them are knowledgeable to give me a good answer.

and now comes to renovation. i'd like hear how much usually is needed to spent on a renovation project like this in shanghai? ~800sqm, if i'm going to have the place properly done... my target group is professional business clients...

i'm still attracted to do the project, however, i just hope i didn't get ripped off by those real estate people. they are sublessor, to my knowledge and they got it from the big landlord for less than RMB10 per sqm per day...

be ready to spend about RMB15K per sqm (renovation) if you want to have the space decently done and more if u wanna have something luxurious.

As in any market, there are people dead and there are people surviving.

Restaurant_man, you of course need to watch out, and foreigners are more vulnerable to rip-off in China.

Do more reasearch and learn to play Taiji with Chinese business men.
