Selling US Real Estate to Chinese Buyers

Postby allalex86 » Thu Aug 06, 2009 1:09 am

Does anyone know any Chinese that have bought US Real Estate from China? How did they do it? Did they use a real estate agent in the US or one in China?

See where I am going? What do you think?

Cheers

I remember there had been tours organized by some real estate agencies to bring Chinese investors to the US to prospect the real estate market. Don't have figures about actual sales though. Personally I think it is a poor investment because:
1) Nobody knows when US real estate markets will recover
2) Doesn't make much sense to own real estate in another country and being a long-distance landlord almost never works.
3) The USD looks to continue to depreciate against the RMB so the foreign exchange doesn't play in favor of the Chinese investor.
Can be interesting though for Chinese planning to immigrate to the US or those who have sent their kids study there.

Some people are speculating, but most pass, from what I understand. In addition to the good reasons pat togo gave above, I have also heard they really do not like paying property taxes

well, as I talked to the GM of one of the biggest real estate agencies in Wenzhou where its people are notorious in China for speculating real estate market, about cooperating with his agency for getting local real estate investors to invest in USA, he was very interested in the business opportunities and was keen to work with my client (a US real estate agency).

Why at I want to say is that those people understanding their investors better and sensed the trend better. Despite the legal barriers, probably, there is really good market there.

Not so. There are Chinese language forums in which Chinese are discussing their investments in property. There are disadvantages for them, to be sure, but there's no bubble in North America, unlike China. If I held a lot of properties in China right now, I'd be very, very worried.

On the West property prices rising depend inflation, income rising, etc. China is different.

Property prices in Germany right now: 800-1200 Euro/m2 or 7000-10000 rmb/m.
There 3000 Euro/m wages, education and medicine for FREE.

And here what they gets for 15000-30000 rmb/m2 ? Pollution, competition and overpopulation. Everything else COST MONEY, even for f*** water.

Definitely, there are pros and cons.

For Chinese people whose pockets stuffed with cash, USA properties in good locations can be very appealing to them esp when people feel insecure about China property market.

I am going to represent a USA realtor agency seeking their luck in China by getting Chinese people to invest in USA property market. I would like to pursue the matter to see whether things can work out.
