Tenants' Bill of Rights / Clauses in Leasing Contracts

Do anyone know of such a document or addendum (or even standard section) of leasing contracts here ?

I'm looking at customizing my living situation that if the landlord / owner does not perform certain functions or keep their end of the deal that they will be force to pay penalties, surrender the deposit, fore go rent, etc.

Looking for a way to 'level' the playing field.

isnt there a std lease contract? i know our landlord used one. u can add extra clauses to the document, but all addendums will need to be in mandarin. otherwise i dont think it will hold up in court.

^ Sure, we've got legal translation capability, but you are correct - an English only addition wouldn't amount to much.

yes, best to have them in Chinese (not techincally mandarin since that usually referes to the spoken language part)
6 years of experiences, good, bad ugly... and survived.

the only "rightful" contract you can get from them.
it's the real estate exchange department, and you can ask your agent to do the zulin beian dengji that legally registers the contract so everythings clear.
But you have to use the standard contract for that to have legal effect.
