Thank you Adrienne at Shanghai Properties!

Postby ericajoy » Fri Mar 13, 2009 1:00 pm

I am the latest in what seems to be a long line of expats who has benefited from Adrienne's outstanding property rental services and general friendliness and coolness.

To make a long story short, my bf and I were using another agency, not Adrienne's, to find an apartment. It didn't seem to be working out for a number of reasons, and after reading others' reviews we called Shanghai Properties to continue our search. It turned out that our original agent came through after all and we ended up leasing with him BUT I wish I'd called Adrienne first.

Rather than just dropping us after we told her that we'd found an apt. with the other agency -- which she would have had every right to do -- she kept in contact and walked me through everything that the other agent should provide in the leasing process: the offer letter, what should be included in the lease, etc. She really, really gave me peace of mind, as renting an apt. in Shanghai for the first time can be a big unknown.

So I want to say THANK YOU to Adrienne and Shanghai Properties and would like to heartily recommend her services. She is sharp, honest, and entirely personable and deserves her great reputation. :)

Erica, you are so very kind to post such a lovely message. I am sorry we would help you out with your new home but glad that we were able to provide external support. I sometimes hear of horror stories and wouldn't want you to fall victim of some of the "scams" that are going on in the real estate world at present. Luckily your agent was doing the right thing and all worked out well. Hope all goes well with the move and look forward to you joining the French Concession crowd.

And to "Mr. Smarty Pants" .......

...........we don't need to! Nah, nah. :P :P

Well, I don't pass a cent on to Micheal although I probably should because he is the wonderful guy who started this forum way back when.

Ninjadave23, you must be one very sad bunny to trounce on service providers who are trying to assist fellow expatriates.

I'd hate to be living your life and so very glad to be living mine. :D :D :D

Nil Brain, but wait a minute, ninjadick has a B.A. What does that mean? Bluddy Arsxhole?

A B.A. doesn't give you a brain, (obviously).
Want to have a giggle, check his posts.

1. One of his posts: Under "looking for a good property agent" he said: "I would avoid the lady that trolls this website - she strikes me as very unprofessional, based on her conversations, and intentions on here."
I wondered at the time, who that could be, certainly not Adrienne. Hmmm.
2. He refers many times to his "American" heritage, and how much he loves it.
Does not say he comes from U.S.A., so maybe is Mexican, or from Cuba, or Chile.
Maybe he's ashamed of U.S. Yeah, I would be right now.
3. To top it all off, he slates Zak101, and computer solutions, two positive and really helpful guys.

Well, this is an open forum, so you have to put up with ignorant crap, but it would be SO nice if some of these dipsticks would self destruct quicker.

Given the quality of Ninja's posts on the site so far, the term TROLL comes to mind. And no, we do NOT need top put up with ALL the ignorant cap. While we all are ignorant in some ways, trolls like this need not be allowed.

Actually, never thought of it like that, but you could be right. A bit like notorious "Jack the Ripper" taking special notice of you. You would feel honored right?. Well, for a lttle while.
This dude referred to Adrienne as a troll, and that get's me, coming from a troll, who doesn't even know her.

Judging by the positive things said on just this thread about Adrienne, it is quite clear that ninjadave23's post had the opposite effect of destroying Adrienne's reputation. Fantastic. To add to this I will say that if I was in Shanghai and looking for an apartment then Adrienne would be the first person I would contact.

Sleazy real estate tactics might work *sometimes* in this town, but I consider her to be a beacon in the business.

Sets the bar 170% higher than anyone else here, there are numerous testimonials from previous posters asserting their undeniable satisfaction for what she has done for them in terms of securing an appropriate apartment/home that is congruent with their needs.

Cheers, Z.

I am so very touched by the "knights" on this forum and wanted to especially thank Andreas, Yu888, Monalisalee, Humac, Marakanis and my old mate Zaky for their defence and support. You are all soooooo incredibly sweet.....I don't know what to say.... ::kiss:: ::kiss::

I really am not affected by these "sad souls" as I put little weight or value on their sentiments. I know have the support and kindness or many good people like the ones on this forum. :D

I also have to say a BIG THANK YOU to the guys/girls at Shanghai Expat! :!:

Tis OK Monalisalee. No need to worry. Mike is just one of the thousands of local agents whose only noticeable skill so far is the ability to SPAM on Shanghai Expat. So far he's contributed nothing. They come and go all the time.....YAWN.

Sorry “exp”. I overlooked this and haven't replied. Here's my long list of thoughts on the districts. Other people will have different ideas and input so you will I am sure, get a really good overview by the time you arrive.

HUANG PU DISTRICT
As Huang Pu is more of a tourist, retail and commercial area then there are limited apartment buildings to choose from.
Benefits of area
Shanghai’s commercial and tourist area with plenty of shopping available. Lots of tourist attractions like the Grand Theatre, Museum, People’s Square, Yu Yuan Garden, Old Town and the Bund It holds Shanghai’s cultural street, Fuzhou road which has bookstores and stationary supplies and the fabric and tailor market. It is where subway lines 1, 2 & 8 connect so is good for transport
Disadvantages of area
Lots of people, noise and congested traffic, especially in peak hour traffic
Limited green areas

LUWAN DISTRICT
Luwan is located south of People's Square. Shanghai’s second most popular street is Huai Hai Rd,
One stretch of Huai Hai Rd holds a large business district and the other section is lined with international brand stores.
Luwan houses Xintiandi which is an historic, up market dining and entertainment area with excellent western restaurants and bars. Xintiandi Lake and Fuxing Park are two green oasis areas.
Benefits of area
Plenty of designer shops, boutiques and markets for shopping
Has Shanghai’s most beautiful and prominent nightlife areas for dining and recreation
Good and convenient transport area with two subways
Houses some of the beautiful old French Concession area
Disadvantages of area
The traffic along Huai Hai Rd crawls along and is at a stand still in rush hour
The infrastructure in Luwan is poorly developed with many narrow streets
Whilst there are a number of parks, they tend to be small and crowded

XU HUI DISTRICT
Xu Hui has a limited number of high rises and therefore the lowest population density of all downtown areas. It covers the largest inner area of Shanghai and has covers most of the historic former French Concession area. Many beautiful old classic villas and apartments are in this prestigious area and I the choice of residence for many government officials.
Benefits of area
Quieter and more green area as less high rises and population density
Beautiful historic villas and apartments
Many quiet treed lined streets
Good selection of bars and restaurants
Disadvantages of area
Limited shopping areas and public transport in French Concession area
Xujiahui intersection is a very noisy and crowded intersection and can be a nightmare in peak hour traffic.
Xujiahui area is a noisy and densely populated area

HONG QIAO & GUBEI DISTRICT
Located in the west, Hong Qiao is known as the suburbs and lacks the noisy and dense population of downtown areas. Most of Shanghai’s expatriate villa compounds with gardens, pools, tennis and gyms are located here along with office, apartment and shopping complexes.

Benefits of area
Shanghai zoo and gardens
Expatriate focused shops, restaurants, bars and services
Fresher air, more green and less noise
Close to international schools
Close to Hongqiao Airport
Disadvantages of area
Long travel distances
Limited public transportation network
Relative inconvenience to downtown and associated nightlife

PUDONG DISTRICT
The Pudong area is relatively new and well planned. Most buildings and streets are new with wide open spaces and greenery. There are five distinct areas:

LUJIA ZUI
Lujiazui Financial Area can be seen on the east side of the Huang Pu River and is Shanghai’s most impressive finance and commercial area. It has the offices of most foreign and domestic banks as well as the Shanghai Stock Trade Centre as well as the new World Financial Centre and Jinmao Tower.

JIN QIAO
Jinqiao Export Development Zone was developed to provide tax incentives for large multinational companies. There are plenty of villa compounds and high end apartments. Provides a large supermarket, restaurants, bars and sports grounds. A number of international schools.

CENTURY PARK
A large number of apartment blocks surround the park. The Lianyang area is popular with expats due to its access to Thumb Plaza’s stores and entertainment.

WAI GAO QIAO
Situated the furthest from downtown and is the largest Free Trade Zone area with 1/3 of all foreign enterprises located there. Limited housing is available.

JIANG ZHANG
This area is at the end of line 2 and was created for the development of high and new technology and has a few apartments and villas close by.

KANG QIAO
This is an Industrial Zone located at the south of Pudong. There are a number of villa compounds and supermarkets due to the few international schools located there.

Benefits of Pudong
Quieter and greener area as less high rises and population density
Plenty of green space, fresh air, and peaceful surrounds
More quiet and affordable than Puxi
Less high rises and population density
Less traffic and good access to subway system
Large supermarkets such as Carrefour and Metro
Disadvantages of Pudong
Travel distances are quite lengthy
Tunnel and bridge crossings can be a nightmare in peak hour traffic
Not so convenient to attend bars and restaurants and functions in Puxi
Limited shopping areas, selection of bars and restaurants.

THE END

Ooops. My sincere apologies to Jing Anians.

JINGAN DISTRICT
Jing An has a mix of high end shopping malls, small boutiques and old colonial shop front facades on Nanjing Rd as well as the historic Jingan Temple. Nanjing Rd also has the office towers and a good selection of apartment blocks and hotels which makes it a very central location with good access to the rest of Shanghai.
Benefits of area
Good selection of shops, bars and restaurants
Attractive cultural sights
Good public transportation network and subway system
Disadvantages of area
The most populated area of downtown, busy, noisy
Many commercial buildings

I just noticed this thread and would also like to say that I found Adrienne to be one of the most helpful and good mannered people that I have dealt with in China. The other benefit is that she really knows what she is talking about.
I contacted her while I was already in negotiations for an apartment and was looking for alternatives should it not work out. I ended up getting the original apartment, however her assistance was exemplary.
