I read economics and statistics as a hobby. So if you don't mind voting on the poll. How much is the current value of your house in Shanghai?

With median price in Shanghai 18600/m2 ( http://www.wolai.com/go/shanghai/ ),
old small ones (up 30 m2) should cost up 500-600k, and new ones (min 60 m2)- up 1millon.

Livable new appartment ~ 100m2 may cost 2.000.000 rmb or ~$300k.
In same time, rent ofd same apt. may cost just 3000 rmb/m or $400/m.

PS: small studio in NY (Garlem 8) 8) 8) ) cost $100k - $200k.

We bought a 100sqm place, old lanehouse style back in 2007. We paid around 22,000 per square then, been valued at 55 - 60K recently. Not a bad jump...

How is it for living? We have that goal and one of the things I wonder about is whether they are a huge money pit that can not be 100% fixed, or if a good renovation can bring it up to new standards.


I am not surprised by the % increase as they are becoming more rare at the same time as they are becoming more sought after as tastes mature (my opinion).

shanghai has extremes,
if you're not as picky you can buy something nice near downtown for not too much.
If you're picky, you're like many people and that's not too bad.
The return on rent can be higher, the reason the average is so low is because people do a terrible job in renovations.

You can get a nice place, and decent return if you fix it up well and decorate nicely.

btw, just got a place back home in switzerland, prices for places near the lake have nearly doubled in the last two years because of the influx of russians

5 people voted for 10 million or more.. For the people who voted 10 million rmb or more. Could you please tell me the location your apartment, size and price psm?

I live beside Hyatt on the Bund. Our 168 sqm unit is bought at 2002 for 28,000 rmb. At 2007, there is an offer for 90,000 rmb. We never release it based on the belief Shanghai could eventually match Hong Kong in price.
