what to expect with USD1000 budget for apartment

Hi all,

I am moving to Shanghai on the 25th Feb. Some property agents have started contacting me through my enquiries from the internet.

I have a budget of USD1,000 and requires a fully furnish, 2 bedroom apartment near Chang Le Rd.

What should i be expecting with USD1,000 or do all of you think i can get a cheaper apartment based on my requirements? I need to get some basic knowledge on the market price of apartments in SH. Don't wanna get my throat slashed by the locals there.

Appreciate any help.

Hey ag, you can get a 2BR new regular apt or 1BR serviced apartment around that area.
or you can try this website for service: www.XPShanghai.com in which you can input your requirement and the service staff will quickly get in contact with you, it is more peer-to-peer service actually, with a lower commission rate though.

8000 rmb (1000 US) will get you a 3bed, 140sqm 2 balacony apartment in Dan an gardens near Carrefour on wuding lu.

can recommend an agent if you like?

i agree with that

i live on kangding lu (2mns from wuding lu) there is a lot of new appartments around and they look nice ......... wunning carrefour is only 15mns walk and very easy to find lot of shopping around too and it is also 15mns walk to nanjing lu (jing an temple)
8000rmb il a lot ......... of course you can always find a lot more expensive but 8000 is alerady good money

Hi Aigie, I live on Chang Le Rd (Hua shan end) and my 2 bed room fully furnished is 850USD/month.
My office is close by (The Center on ChangLe) and looking around this area I found that for my budget
it was very varied. Some of the apartments were old and run down whereas others were really
nice and newly renovated.I saw Studio, 1BR, 2BR and even a few 3BR all which were priced
around 900USD/month.

My company organised TWO competing real estate agents that took me around to inspect places.
Just stick to your budget and have a look at several places before making a decision.

Dont try to do it from out of SH. Come here stay in a hotel. Pick your neighbourhood. Go to one of the Real Estate places on a major st, they have no advertyising budget to pay. Take a Chinese speaker with you. Tell him your limit (10-15% below what it really is) get him/her to show you what they have. Expect to pay a commision.
8000RMB gets you a nice place

Nancy06 -- I agree with you. Do not rent from the internet. Must look at the place first before you rent. One Park Ave (3 blocks from the Ritz) at Changede Road, Xin Zha Road you can get 2 bedrooms brand new for 1000USD or less.

Come to Shanghai first and then inspect....decide whether you want fully serviced or not, if not you can get a much bigger place for USD 1000, 3 Bedroom 2 bathroom should very well be possible...lots of empty apartments nowadays, so let multiple agents compete for the deal

I agree with all the advice given so far - come here and look around.

In a different area to your ideal target, we rent a two bedroom apartment in Hongqiao. Nice, clean, modern, plenty of space for two of us (more than we need actually) and it is easy to get down town when we want to. Plenty of shops and restaurants locally to keep us busy. It's less than 3000RMB per month, which is about 325 dollars!!!!

Hi all,

I finally arrived in shanghai. Will be staying in hotel for 2 weeks while looking for apartment. Have seen a few today thru Phoenix Property agents but have decided to go for more agents before deciding.

Thanks for all the advice and hopefully i can find one good apartment with reasonable pricing.
