Where to live near jinmao tower ?

Hi Everyone,

I will be soon relocated to Shanghai,

I'm looking for a nice place to live-in at a walking distance of Jinmao Tower.

I heard about some residences such as Summit/Yanlord/Shimao but I'm kind of lost between all the different offers and websites...

The prices; equipments (I'm looking for something fully furnished), riviera or garden and so on ...

In one word, what's the best I can get for about 2,000 USD a month ?

Any help is more than welcome!!

for 2000 usd there are lots of options. The closest one is sky mansion. For that price you get something there. Altough there will be construction directly opposite for a new building in the near future. So there it will depend which side of the building you live. Yanlord is next in distance. But there is Tunner construction site right nearby which is a bit noisy at times and will be there for a while. Summit is a bit old but has decent appartements in there. Cheapest option. Shinmao Riviera is very nice. All of them are usually fully furnished and lots of options to choose from. For your money you can get a 3 bedroom no problem. They also have a decent Gym ( not included in rent) and nice Pool. Prices start at 1100 USD there I think. Regardless, ask your company to put you up in a hotel at first ( preferably Grand Hyatt right in Jin Mao Tower ) and go have a look around at the different options. Better to look at it in person before deciding. And you find something very fast usually.

I'll be in a serviced apartment for 1 month (that's 10 min walk from Jin Mao but don't remember the name, sorry) I think, I'll try to find a good landlord that can include everything in the rent (fees, Gym, Pool, maybe a part-time maid, ect ...) and top up the rent by 10%.
So far the Shimao seems the best option, I can get started with my flat hunting.

Before you make your decision, take those walks to work and home a few times. If walking time is really that important, you may find yourself saying "I could have been home by now" as you pass by another compound every day.

I just moved into Yanlord a week ago and like it so far. Shimao is nicer than Yanlord, but I passed that up because I would always pass by Yanlord on the way to where I was going.

I assume by the places you're looking at the view is also a consideration. Think about balconies and floor level too.

BTW, I had the fees, maid, new furniture, etc. worked into the rent. My company got raped.

You are my hero! Was it difficult to negociate ? How much do you have to top-up the price for all that ?

The negotiation all depends on how many people are interested in the property, how willing the landlord is willing to let it sit idle, whether or not they own gobs of property or just a few apartments, are you on package, etc. Too many variables to factor in.

Generally the expats here inflate the real estate prices because many have a set amount of money to spend from our employers and we use all of it. As a result, if you are given x dollars for rent every month, and the landlord is looking for x-500, you've got a lot of room to work with because you'll wind up giving him x.

On the other hand, if you are paying yourself, or are given and allowance and can keep the rest, you're not going to have much leeway because that all comes from your pocket.

What's your relocation situation?

Hi, I have a fix amount, I can not "colour me up" if i don't spend it fully ...

Basically, I have to give 100K RMB next year to a landlord !

Being alone, I don't need a 200 square meters flat, so I want to find a nice place close to my working site and with as many things as possible included in the rent.

CoffeeHawk noticed that I screw-up for my budget convertion,
the real amount is 194 K RMB a year

Also, it seems that Shimao is not that close and Yanlord is not that new ...

It sounds more difficult than expected ...
