Yanlord or Summit

Ok, I almost made up my mind...

Close to JinMao tower and with my Budget I still struggle between Yanlord and Summit...

Summit seems a bit older but more space for money,
Yanlord is more new, but (you guessed it) flats are smaller.

I welcome people that live/lived there to make their input to guide me

Information :

Budget : about 2K USD a month

Moving alone :cry:

Looking for a walking distance to JinMao

Interested in nice furniture (big flat screen TV!!!), space and facilities

I like Yanlord. The location is good and the service is excellent. Yanlord's not really that new compared to some of the other compounds in the area. I think my building is 7 years old. The TV and furniture is all based on your landlord and what you can negotiate. I was able to get 2 new beds and 2 new TVs. I don't think that should be a part of your initial decision, because you can add that in later if you have room to work.

What is really important to you other than proximity to your office?

Important to me ?

Well, the space, the quality of the flat (no cheap stuff breaking into pieces), the view and facilities (gym, pool, ...)

That's classified by order of importance.

Have you looked at either yet? The gym in Yanlord sucks, but there's a Will's Plus in the Jinmao Tower that's not bad. There are also 3 tennis courts, 2 racquet ball courts, 2 badmitton courts, a basketball court, and a golf driving cage. Not sure about Summit. The pools are not bad at Yanlord. 2 outdoor/1 indoor. The view and stuff breaking into pieces is all going to depend on each flat. I'm sure the right apartment in each compund has a good view. Also going back to personal taste of landlords, whether or not stuff falls apart depends on what they choose. I had a window handle that broke and the management company fixed it right away. So even if it was crap to start, a new one was right around the corner.

When you visit, start thinking about the HVAC systems, thickness of windows, and individual flat setups. Take lots of pictures to remember later because even the flats in the same compound will look and feel different.

Golf practice sounds good by the way !
I saw some offer today for real nice flat in Yanlords...
Did anyone lived in either one of these 2 ?
Are the price posted here and there are fair or is it possible to bargain a bit ?
